Do I Need A Survey?

When you buy a home you will be asked by the settlement company if you would like to do a survey. Do you have to get one? No. Should you? Probably…This is why.

The advantage to getting a survey is that you have a very clear understanding of where your property lines are and what easements and rights of way there are. If you don’t get a survey, whatever issues that may have come to light on a survey, will not be covered by your owner’s title insurance. If you do get a survey and the survey shows, for example, your neighbor’s fence is encroaching onto your property, you would be able to resolve that prior to closing. It also comes in handy if you ever want to do any work to the outside of the house, such as add a deck. When you go to obtain a permit, they will require a current survey.
